Working With PNK Custom Homes

  • We work primarily throughout the West GTHA, usually within Burlington, Oakville, Mississauga and Hamilton and the surrounding communities.

  • We specialize in custom homes, renovations, and additions. Most of our work involves full‑home transformations, structural renovations, or new custom builds rather than small cosmetic updates.

  • Yes. We regularly complete both custom new homes and large‑scale renovations/additions.

  • We focus on medium to large projects where planning, coordination, and quality control really matter. If you’re unsure whether your project is a fit, just ask.

  • We run a boutique, hands‑on operation. We intentionally limit the number of projects we take on so our owners stay directly involved, communication stays clear, and quality never gets diluted.

Getting Started

  • As early as possible. For most custom build projects, starting the conversation 6–12 months before you want to build is ideal, especially if design and permits are required. For smaller renovations, we can often work in the project much sooner. 

  • Yes. We can manage your project from early concept and budgeting through design, permits, and construction.

  • Yes. We coordinate permits, inspections, and required approvals as part of our service.

  • Absolutely. We regularly collaborate with architects, designers, and engineers chosen by our clients.

  • Yes. Pre-construction planning and budgeting are a core part of how we help clients make smart decisions before construction starts.

Pricing, Budget & Contracts

  • We primarily work on a cost‑plus model, which means you see the real cost of the work plus our standard fee (25%). In some cases we can offer fixed‑price contracts, but many custom projects benefit from cost‑plus because it provides greater flexibility and transparency as decisions evolve.

  • We can help you design and scope your project to align with your budget. Part of our job is helping you understand what’s realistic and where trade‑offs make sense.

  • Our estimates typically include labour, materials, subcontractors, and allowances where selections are still to be made.

  • Allowances are budget placeholders for items like finishes or fixtures that haven’t been selected yet. If you choose something above or below the allowance, the final cost adjusts accordingly.

  • Yes. We typically require a retainer for pre‑construction services and a construction deposit once a build contract is signed.

  • Payments are usually made monthly, or in stages based on progress, with clear reporting so you always know where things stand.

  • Common causes include design changes, upgraded selections, unforeseen site conditions, or scope additions discovered during construction.

Construction & Site Realities

  • Sometimes, but not always. It depends on the scope of work. We’ll be honest with you about what’s realistic and safe.

  • We take site protection, cleanliness, and safety seriously, but construction is still construction. We plan carefully to minimize disruption where possible.

  • Older homes especially can hide surprises. If we uncover something unexpected, we’ll explain the issue, outline options, and review cost and schedule impacts before proceeding.

  • All changes are documented and priced so you can approve them before the work moves forward.

  • Through detailed planning, strong trade relationships, and active site management. That said, weather, inspections, and material lead times can still affect timelines.

Timeline & Scheduling

  • Pre‑construction can range from a few weeks to several months depending on design complexity and approvals required.

  • Timelines vary widely by project type and complexity. We’ll provide a realistic schedule once your scope is defined. If you would like to think in rough terms: a full custom home may take 9-14 months, excluding pre-construction; a bathroom or kitchen renovation may take a couple weeks to a couple months.

  • Yes. Some types of work are seasonal, but we build and renovate throughout the year.

Quality, Warranty & Risk

  • Yes. We carry appropriate insurance and operate in compliance with local requirements.
